September Real Estate Update for the Okanogan Valley









OKANOGAN VALLEY MARKET REPORT
 
Both land and home sales were nearly the same in August as in July.  There were 21 homes sold in August in the Okanogan Valley, down from 22 in July.  The average sales price was $152,338, with an average of 184 days on the market.  There were nine land sales in August, compared to eight in July, with an average of 221 days on the market.  Search homes and land here.

June Real Estate Update for the Okanogan Valley

Here is a quick look at the real estate market for the Okanogan Valley!  There were ten homes sold in May, compared to 12 in April.  The average selling price was $103,740, with an average of 395 days on market.  There were nine land sales in May, compared to four in April, with an average marketing time of 568 days.  Search homes and land here.

September Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET REPORT

Home sales were up in August in the Okanogan Valley. There were 24 homes sold compared to 17 in July, and significantly higher than one year ago! The average home sale price was $145,639 compared to $128,147 last month, and the average marketing time was 180 days. There were five land sales in August, with an average of 257 days on market. March Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET REPORT

Residential sales picked up in February - 11 sold compared to five in January.  The average selling price was $153,950, and  average days on market of 126.  As of 3/8/12, there were 204 active residential listings and 18 pending sales.  Search homes here.  

For the third month in a row, there were four land sales in the Okanogan Valley, with an average of 236 days on market. As of3/8/12, there were 417 active land listings and 8 pending sales.

Sales were down slightly in August, there were 10 residential sales in the Okanogan Valley, compared to 12 in July.  The average days on market was 201, and the average sales price was $137,190.  As of September 10, there were 311 active residential listings.  Search available homes here.  

Land sales were also down to 6 sales in August, compared to 17 in July.  Average acreage size sold was 15 acres with an average of 580 days on market.

FROM MY KITCHEN TO YOURS...

Lentil Barley Soup - It is feeling kind of "fallish" out there - time for soups!
3/4 cup chopped onion
3/4 cup chopped celery
1 clove garlic, minced
2-4 tbsp. butter
6 cups water
1 quart tomatoes undrained
3/4 rinsed lentils
3/4 rinsed pearled barley
6 beef bouillon cubes
1/2 tsp. oregano
1/2 tsp. rosemary
1 cup thinly sliced carrots
1 pint canned beef or venison
salt and pepper to taste
 
Cook onion, celery and garlic in butter until tender.  Add water, tomatoes, lentils, barley, beef, and spices.  Bring to a boil and reduce heat.  Cover and simmer 45 minutes.  Add carrots and simmer 15 minutes more.  Top with cheese if desired.

May Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET SNAPSHOT
 
With the warmer weather and spring finally here, things are looking better for real estate!   There were 16 residential sales in April, up from 4 in March, and compared to 9 sales one year ago in April!  Average sold price for April was $176,364 with 281 average days on market, compared to an average sales price of $119,125 in March and 253 days on market.  As of May 11, there are 13 pending sales, and 256 active residential listings.  Search homes here.
 
Land sales were weaker - 3 properties sold in April compared to 4 in March, and 16 solds in April of 2010.  There are 450 active land listings, and 9 pending sales.

*  Last weekend I was able to travel along as a chaperone with my brilliant son (shameless plug!), and about 25+ of Tonasket Middle School's other bright math students to the annual Math Olympiad, which was held at Eastern Washington University.  For our small school, we had a good number of students to qualify for the Math Olympiad, bringing 7 teams to the event.  Three of our teams (including the one my brilliant son was on) brought home ribbons, and Tonasket Middle School was second only to one other school at the event!
 
Founder's Day is June 2-5th, and the parade is Saturday the 4th at 11:00.

January Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET SNAPSHOT

The number of homes sold in the Okanogan Valley in December increased to 15, up from 14 in November, with an average sale price increasing to $183,567, up from $161,300 in November.  Average days on market was 254 days, compared to 209 in November. As of 1/7/11, there were 219 active residential listingsSearch homes here.

Vacant land sales were up in December as well, 11 sold in December compared to 6 in November.

Creamy Coconut Squares

A friend recently introduced me to this recipe, which uses coconut flour - something I had not tried before, but YUM!  Coconut flour is a high fiber, high protein, gluten-free, not to mention tasty alternative to wheat or other flour.  It also calls for xylitol in place of sugar, a more more healthful alternative.  Look in your local health food store for ingredients. 

1 tbsp. coconut oil
1 8 oz. package cream cheese
1 cube butter (1/4 lb.)
4 large eggs
2 1/2 tsp. vanilla
1 cup coconut flour
1/2 cup xylitol 
 
Pre-heat oven to 350 degrees, grease 11 X 7 pan with coconut oil.  Cream butter, cream cheese and eggs - add remaining ingredients until well blended.  Pour batter into greased pan, bake at 350 degrees for 30 minutes.  Makes 24.
