June Real Estate Update for the Okanogan Valley









OKANOGAN VALLEY MARKET REPORT

Here is a quick look at the real estate market for the Okanogan Valley!  There were ten homes sold in May, compared to 12 in April.  The average selling price was $103,740, with an average of 395 days on market.  There were nine land sales in May, compared to four in April, with an average marketing time of 568 days.  Search homes and land here.

OKANOGAN VALLEY MARKET REPORT

Sales were down slightly in April in the Okanogan Valley - there were 12 homes sold in April, compared to 13 in March. The average selling price was $141,117, with an average of 178 days on the market. There four land sales in April, compared to nine in March. On May 11, there were 264 active home listings and 32 pending sales, and 382 active land listings and 13 pending sales.

April Real Estate Update for the Okanogan Valley
















OKANOGAN VALLEY MARKET REPORT
Sales were up in March for both land and homes, and spring is springing! There is still some snow hanging on in the higher parts of the highlands, but things are getting greener and warmer, and my tomatoes are in the greenhouse!

There were 13 homes sold in March in the Okanogan Valley, compared to three in February. The average selling price was also higher at $180,577, with an average of 299 days on the market. There were nine land sales, up from three in February, with an average of 627 days on the market. Search homes and land here.

I've had people ask me if home prices are rising as they are in other areas - at this point, no, I'm not seeing that. Properties are moving, but not as they are in more populated areas. I did a check in the NWMLS, and the inventory levels in King and Snohomish Counties are at a two month supply, whereas the Okanogan Valley has an 18 month supply of inventory. However, I'm encouraged to talk to brokers from busier areas, as that seems to eventually come here. We have come out of the winter slow down though and things are picking up again. There were 16 homes sold in January in the Okanogan Valley, up from nine in December. The average sales price was $133,256, with an average of 181 days on the market. FROM MY KITCHEN TO YOURS...

I just got this bread recipe from a friend, but haven't had a chance to try it yet. Sounds super easy!!


3 cups unbleached flour
1 tsp. (heaping) salt
1/2 tsp. yeast
1 1/2 cups water  (warmish)


Mix in large bowl flour, salt, yeast. add water and mix. Cover bowl with plastic wrap, set on counter 12- 18 hours. 

Preheat oven 450 degrees, put a dutch oven with lid on, in the oven for 30 min.
Pour dough on heavily floured surface and shape by pushing up the sides into the middle - DO NOT knead - into ball while pot heats. Remove hot pot from oven, drop dough in. Cover and cook 30 min. Remove lid and cook another 15 min. Remove bread and place on cooling rack.

No need to grease the dutch oven.

Bread is really crusty-crunchy delicious, kind of chewy in the middle.

There were nine homes sold in the Okanogan Valley, compared to 19 in November, with an average sales price of $143,056 and an average of 149 days on the market. There were four land sales, compared to nine in November, with an average marketing time of 292 days. Search homes and land here.

The average sale price was $166,658 with an average of 201 days on the market. There were nine land sales in November, also up from eight in October. The average time on the market was 318 days.
