Okanogan County is a popular place for outdoor enthusiasts of all kinds.  This Saturday, April 30, marks the beginning of the general fish opener statewide, and local businesses are gearing up for the crowds!  Also, Conconully will be hosting their annual trout derby April 30-May 1.

Seller Tip! Or Buyer for that matter...

Seller financing can be a really great tool that can get deals closed!  Lots of flexibility, deferred capital gains tax for the seller, and a great way to receive nice monthly interest payments in a not so great economy.  Seriously, what is the bank going to pay you on your cash in the bank?  But, what if a seller can't offer seller financing - maybe there are multiple owners involved and they don't want to mess with it, or they just simply want or need all cash?  And what if that seller is trying to sell a property that will not finance - maybe remote raw land, or a home that does not fall into the cookie cutter homes that banks like to finance?  This poses a problem...  Sure, there are buyers with all cash, but they don't come along every day, and they can be very choosy in this kind of market!  
Well, there is a solution to this, and I thought I would pass it along...  There are all kinds of investment firms that buy real estate contracts.  My husband and I receive solicitations for them all the time, and we've disregarded them since we like the monthly interest...  However, they can be very handy for closing deals like I mentioned above.  How they work:  A buyer will offer to buy the property with 20% or more down, and monthly principal and interest payments.  The seller accepts the offer, subject to their being able to sell the contract at closing, and then lines up an investment firm to buy the contract.  So, at closing, two transactions will take place:  1. Seller sells property to buyer on a real estate contract, and 2.  Investment firm buys sellers contract - buyer now makes monthly payments to investment firm, and the seller has cash! 

One caveat to be aware of, and adjust for if needed:  These investment firms will pay the seller a discounted cash price on their contract.  For example, if a $100,000 property gets sold with $20,000 down, and $80,000 on a real estate contract, the investment firm might pay the seller $70,000 (this is a rough estimate - an exact quote for exact circumstances would be required), and assume the contract.  In this case, either the seller will have to decide to accept less at closing, or the buyer will have to offer more to entice the seller into this kind of an offer.

Beautiful Palmer Lake

Over spring break, we decided to take a last minute, one night trip to Palmer Lake.  Last fall we bought a little boat, and have been itching to try it out!  And, (shhh) Palmer Lake is known for some pretty nice Kokanee!  Here are a few pictures from the lake that day.  We only caught six fish, and I forgot to snap their picture (next time...), but they are oooh sooo tasty!

Tonasket Jr. Rodeo Weekend


April 16-17th was a busy, fun-filled weekend at the Tonasket Jr. Rodeo in Tonasket!  Contestants ranged in age from two years old to 18, and came from all over the area - as far as Colfax, WA, St. Maries and Post Falls, ID, and Hadley, BC!

April Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET SNAPSHOT

Residential sales for March were still pretty sluggish, with only 4 home sales in the Okanogan Valley - I think in part to a lingering winter.  There are currently 16 pending sales, so we should see improvement in the coming months.  Average sales price was down to $119,125, from $133,317 in February, and average days on market was 253 in March, compared to 250 in February.  There are 227 active residential listingsSearch new listings here.

Land sales increased to 4 in March, up from 2 in February, with 445 active land listings, and 5 pending sales.

FROM MY KITCHEN TO YOURS...

Chicken Divan

I decided to use my sister's version of this recipe in our Greene Family Cookbook, since I don't really follow a "recipe" when I make this...  A family favorite though!
 
6 or more pre-cooked chicken thighs or breasts (baked in foil for 1 hour at 375 degrees)
2 packages of broccoli
2 cans cream of chicken soup
1 cup mayonnaise 
1 tbsp. lemon juice
1/2 tsp. curry
1 cup grated sharp cheese
1 tsp.+ butter on top
1/2 cup bread crumbs
 
Cook broccoli, place in 9 X 13 baking dish, add chicken pieces on top of broccoli.  Combine remaining ingredients, and pour over chicken. Top with bread crumbs and butter and bake at 350 degrees for 25-30 minutes.
