December Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET SNAPSHOT
 
The number of homes sold decreased slightly in November to 14, down from 15 in October, with an average sales price of $161,300, up from $158,048 in October.  Average days on market for November was 209, up slightly from 194 DOM in October. As of 12/7/10, there were 244 active residential listings.  Search homes here
 
Land sales also decreased slightly to 6, down from 8 sold in October.  As of 12/7/10, there were 484 active land listings.

Here are a few winter safety tips from the Aeneas Valley Fire District :  


• Have a 5 to 10 lbs. ABC dry chemical fire extinguisher available in your home and read the
instructions on how to use the extinguisher and where to place it.
• Have your drive way cleaned and your address clearly posted so emergency services, EMS,
Sheriff’s deputies and Fire personnel can make it in to assist when called.
• Be sure to change the batteries in your smoke alarms and be careful on the chair or ladder.
• Have your chimney inspected and if necessary cleaned or repaired each spring.

Fudge Puddles 
Aside from having a ridiculously cute name, this winning chocolate/peanut butter combo has made it to my annual list of "must make" Christmas cookies...
 

½ cup butter
½ cup creamy peanut butter
½ cup sugar
½ cup packed brown sugar
1 egg
1 1/4 cup flour
½ tsp. vanilla extract
¾ tsp. baking soda
½ tsp. salt
 
Fudge Filling:
 
1 cup milk chocolate chips
1 cup semisweet chocolate chips
1 – 14 oz. can sweetened condensed milk
Chopped peanuts
 
In a mixing bowl, cream butter, peanut butter and sugars; add egg and vanilla.  Stir together flour, baking soda and salt; add to creamed mixture.  Mix well.  Chill for 1 hour.  Shape into 48 1- inch balls.  Place in lightly greased mini-muffin tins.  Bake at 325 degrees for 14-16 minutes or until lightly browned.   Remove from oven and immediately make “wells” in the center of each by lightly pressing with a melon baller.  Cool in pans for 5 minutes, then carefully remove to wire racks.  For filling, melt chocolate chips in a double boiler over simmering water.  Stir in milk and vanilla; mix well.  Using a small pitcher or pastry bag, fill each shell with filling.  Sprinkle with peanuts. 
 
Yield:  4 dozen

November Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET SNAPSHOT
The number of homes sold increased in October to 15, up from 9 in September.  The average sale price dropped slightly to $155,152, down from $158,048 in September.  As of 11/8/10, there were 256 active residential NWMLS listings in the Okanogan Valley.  Search active listings.  

Land sales increased slightly in October to 8, up from 5 in September, with an average days on market of 330, compared to 190 in September.

There was one "Farm & Ranch" sold in October for $1,080,000 after 523 days on market.  Original list price was $1,650,000 for the 4 bed, 2/5 bath home on 72+ acres.

Pumpkin Pie Pudding
This crock pot dessert is nice this time of year - served warm with a scoop of vanilla ice cream!

1 15 ounce can pumpkin
1 12 ounce can evaporated milk
3/4 cup sugar
1/2 cup biscuit mix
2 eggs
2 tbsp. melted butter
2 1/2 tsp. pumpkin pie spice
2 tsp. vanilla extract
 
In large bowl, blend all ingredients.  Transfer to a slow cooker coated with nonstick cooking spray.  Cover and cook on low for 6-7 hours or until a thermometer reads 160 degrees.

The number of homes sold decreased in September to 9, down from 12 in August.  The average sales price was $158,048, up from $148,167 in August.  As of 10/14/10, there are 279 active residential NWMLS listings in the Okanogan Valley.  Search active listings.

Land sales decreased in September to 5, down from 12 in August, with the average days on market 190, compared to 344 in August.  Currently 581 land listings through the NWMLS.

FROM MY KITCHEN TO YOURS...

Generally, I like to bring you my "tried and true" recipes, but I found a new one I thought I would share.  I haven't tried it yet, though it is on the menu for my kids' upcoming Halloween party!

Pumpkin Spice Cookies
 
1 cup butter, softened
1 cup sugar
2 large eggs
1/4 cup spiced rum*
3 1/4 cups flour
2 tsp. baking powder
1/2 tsp. salt
1/2 tsp. pumpkin pie spice
 
Mix dough as usual, and chill for one hour.  Preheat oven to 350 degrees.  On lightly floured surface, roll dough to 1/4" thickness.  Using a 4" pumpkin cutter, cut out dough.  Bake 8-10 minutes or until lightly browned.  Cool and frost. 
 
ICING
 
1/4 cup cold water
3 tbsp. meringue powder
2 cups confectioner's sugar
Food coloring, optional 
*  May substitute 1 tbsp. vanilla extract and 1/2 tsp. rum extract for the spiced rum if you prefer.

MIX
4 cups apples cut into 1 inch chunks
2 cups sugar
1/2 cup cooking oil
 
ADD
1 cup chopped nuts
2 eggs - beaten
2 tsp. vanilla
 
Mix together and add:  2 cups flour, 2 tsp. soda, 2 tsp. cinnamon, and 1 tsp. salt.  Bake in 9 X 13 pan at 350 degrees for 40 minutes or until toothpick comes out clean.

Okanogan Valley Real Estate - A Look Back....

For a broader perspective, I thought I would recap the market activity for the past year.  Again, these are sales reported through the Northwest Multiple Listing Service, and is not a complete list of sales through the entire county.  These sales represent the areas Mallot, Omak, Okanogan, Conconully, Riverside, Tonasket, Oroville, Loomis, and Chesaw as reported to the NWMLS.  I discovered that by printing the statistics for my report at the end of the last day of each month, I did not capture all of the sales, as some were reported to the NWMLS a few or several days (or more) after the fact, so some of the statistics may be higher than previously reported in my monthly reports.

The number of homes sold decreased to 8 in July, down from 16 in June.  The average sale price increased to $139,500 in July, up from $135,969 in June, and the average days on market is up to 273 from 267 in June.  Also, the original list price is once again showing up in the NWMLS report, so I will use the original list price and sold price, which I think more accurately reflects the market.

This month I thought I would also report the number of active listings as well.  As per NWMLS, as of 8/1/10, there were 296 active Residential listings in the Okanogan Valley, with an average days on market of 274 days.  Active Farm and Ranch listings 19, with an average of 257 days on market.  As of 8/5/10, there are 500 active vacant land listings.  Search available properties.

PESTO!!!!
 
I got this from a friend, and it has become a Holan family staple!  I use it in lots of different things - spaghetti, lasagna, pizza, dips, etc.  In case you do not have basil or garlic in your gardens, check your local farmer's markets, because now they are in season!!
3-4 cups basil packed (rinsed and spun dry)
1/2 cup parsley (optional - I usually omit this)
3 cloves garlic 
1 cup fresh grated parmesan or romano cheese
1/2 cup pine nuts or walnuts
2/3 cup olive oil 
juice from one lemon (optional)
salt 
fresh ground pepper
 
In food processor, blend small amount of basil, gradually adding more.  Puree all ingredients, salt and pepper to taste.  Freezes well - I put it in small jelly jars (smallest size available) and use it throughout the year.
