December Real Estate Update for the Okanogan Valley

OKANOGAN VALLEY MARKET SNAPSHOT

After receiving about a foot of snow in early November, I thought for sure it was here to stay for the season, but by Thanksgiving it was all gone!  Back to bare ground and waiting for a white Christmas...

Residential sales were back up in November to 11 sales, with an average selling price of $127,331, and average days on market 282. As of 12/10/11, there are 241 active residential listings, and 12 sales pending.  Search homes here.  

Land sales increased to 10, with an average sales price of $38,700, and average days on market 407.  As of 12/10/11, there are 466 active land listings, and 9 pending sales.

November Real Estate Update for the Okanogan Valley

First snow!!  It started snowing here in Aeneas Valley last night - on 11/11/11...! and this morning we woke up to about 2 1/2 inches of the white stuff.  By the looks of the weather forecast, it is supposed to continue off and on throughout the week, so it just may be here to stay already!  

Residential sales in the Okanogan Valley were down for October with 6 sales for the month compared to 12 in September.  Average days on market were only 53, compared to 152 in September!  And the average selling price was $152,042.  Search homes here.

There were 9 land sales, compared to 6 in September, and the average days on market only 71!

Apologies for getting this out a little later than usual - the past few days have gotten really busy!  I've had a flurry of buyer interest, including two offers coming in on one listing, and I've been working on a new listing as well, and I kind of have to jump on those things!  

 
Residential sales in the Okanogan Valley were up to 12 sales in September, from 10 in August.  Average days on market went down to 152, from 201 in August, with an average sales price of $118,375.  As of October 10, there were 296 active residential listings.  Search homes here.
 
Land sales stayed the same - there were six sales in September, with an average days on market of 402.

Bruschetta!!  Generally I like to pass along my tried and true faves, but I'm pretty sure this will BECOME a favorite - just as soon as I get a chance to try it!  A friend introduced me to Costco's Bruschetta, so I was pretty excited when another friend found this recipe for me:)  
3 cups chopped, peeled Italian plum tomatoes
2 large cloves garlic, minced
2 shallots, minced
1 cup chopped fresh basil
1 tbsp. red wine vinegar
1 tsp. lemon juice
1/2 tsp. pickling salt
1/4 tsp. fresh ground pepper
2 green onions, minced
3 tbsp. tomato paste
 
The bruschetta I had was fresh, but they offer the canning instructions:  Combine tomatoes, garlic, shallots, basil, vinegar, lemon juice, salt and pepper in a stainless steel saucepan.  Bring to a boil over high heat, reduce heat and boil gently for 5 minutes, stirring frequently.  Stir in green onion, tomato paste and return to a boil.  Remove hot jars from canner, and ladle salsa into jars, leaving 1/2 inch head space.  Process 20 minutes for half pint jars.

Lentil Barley Soup - It is feeling kind of "fallish" out there - time for soups!
3/4 cup chopped onion
3/4 cup chopped celery
1 clove garlic, minced
2-4 tbsp. butter
6 cups water
1 quart tomatoes undrained
3/4 rinsed lentils
3/4 rinsed pearled barley
6 beef bouillon cubes
1/2 tsp. oregano
1/2 tsp. rosemary
1 cup thinly sliced carrots
1 pint canned beef or venison
salt and pepper to taste
 
Cook onion, celery and garlic in butter until tender.  Add water, tomatoes, lentils, barley, beef, and spices.  Bring to a boil and reduce heat.  Cover and simmer 45 minutes.  Add carrots and simmer 15 minutes more.  Top with cheese if desired.

August Real Estate Update for the Okanogan Valley

As in June, there were also 12 residential sales in the Okanogan Valley in July.  Average days on market was 129, and the average sales price was $152,492.  I received an e-mail last night from one of my lenders, and he says this:  "Today we locked someone in on a USDA purchase- 30 year fixed, no Origination Fee, 100% financing, no Mortgage Insurance, at 3.875% He also mentioned that was only $9 per month more than his client was paying for rent!  So, if you are thinking about buying, rates are LOW!  If you haven't gotten pre-approved yet, let me know and I can put you in touch with the right people to see how much house you are qualified to buy!  Search available homes here.

2 2/3 cup half and half
pinch salt
1/8 tsp. vanilla
 
Blend ingredients well, chill thoroughly, and freeze in ice cream maker according to manufacturer's instructions.

Sales were UP for June!!  There were 12 residential sales in June in the Okanogan Valley - up from 5 in May.  The average number of days on market was 181, with an average sales price of $203,117.  As of 7/11/11, there were 303 active residential listings through the NWMLS in the Okanogan Valley.  Search homes here.

Land sales were also up - there were 11 land sales in June, up from 7 in May.  Currently about 482 active land listings.

Chili Rellenos 

Here is a very simple, very tasty, low carb recipe I've recently adopted, that has been a hit with those I've tried it on...  In fact, I just made it this morning for a group of real estate agents for an All Office Tour - along with sausage and fruit. 


It is one that isn't exactly the same every time, but here is the general idea, and how I did it this morning:)  Butter a 13 X 9 inch baking pan, sprinkle a layer of shredded mozzarella cheese, then a layer of canned chilis (sliced in half, seeds removed).  Beat about 10 eggs with "some" (maybe 1/2 cup) cream and pour over chilis.  Bake at 350 degrees for 30 minutes or until done - top with shredded pepper jack cheese - and melt, of course:)
