Okanogan Valley Real Estate - A Look Back....

For a broader perspective, I thought I would recap the market activity for the past year.  Again, these are sales reported through the Northwest Multiple Listing Service, and is not a complete list of sales through the entire county.  These sales represent the areas Mallot, Omak, Okanogan, Conconully, Riverside, Tonasket, Oroville, Loomis, and Chesaw as reported to the NWMLS.  I discovered that by printing the statistics for my report at the end of the last day of each month, I did not capture all of the sales, as some were reported to the NWMLS a few or several days (or more) after the fact, so some of the statistics may be higher than previously reported in my monthly reports.

August Real Estate Update for the Okanogan Valley

 





OKANOGAN VALLEY MARKET SNAPSHOT
The number of homes sold decreased to 8 in July, down from 16 in June.  The average sale price increased to $139,500 in July, up from $135,969 in June, and the average days on market is up to 273 from 267 in June.  Also, the original list price is once again showing up in the NWMLS report, so I will use the original list price and sold price, which I think more accurately reflects the market. 

These statistics do not include private sales, or those by offices who are not members of the NWMLS.  They are deemed reliable, but are not guaranteed.

This month I thought I would also report the number of active listings as well.  As per NWMLS, as of 8/1/10, there were 296 active Residential listings in the Okanogan Valley, with an average days on market of 274 days.  Active Farm and Ranch listings 19, with an average of 257 days on market.  As of 8/5/10, there are 500 active vacant land listings.  Search available properties.

FROM MY KITCHEN TO YOURS...
 
PESTO!!!!
 
I got this from a friend, and it has become a Holan family staple!  I use it in lots of different things - spaghetti, lasagna, pizza, dips, etc.  In case you do not have basil or garlic in your gardens, check your local farmer's markets, because now they are in season!!
3-4 cups basil packed (rinsed and spun dry)
1/2 cup parsley (optional - I usually omit this)
3 cloves garlic 
1 cup fresh grated parmesan or romano cheese
1/2 cup pine nuts or walnuts
2/3 cup olive oil 
juice from one lemon (optional)
salt 
fresh ground pepper
 
In food processor, blend small amount of basil, gradually adding more.  Puree all ingredients, salt and pepper to taste.  Freezes well - I put it in small jelly jars (smallest size available) and use it throughout the year.
